The Process

1) Free Valuation

Book an appointment with us and one of our local market experts will come and give you a full property valuation. 

2) Instruction

Once we have the go ahead from you, we will carry out a professional photo shoot & produce a bespoke floor plan. We will provide guidance of anything you can do to help us prior to the photography!  

3) Marketing

We will be advertising your property on Rightmove, Zoopla, Boomin & On the Market. We will also advertise your property on our website, social media & in our office window. The FOR SALE board will also help advertise your property to those in your area! 

4) Viewings & Feedback

We will conduct accompanied viewings of the property with interested buyers and keep you in the loop!

5) Negotiations

A potential buyer will offer on your property! This usually requires some back and forth negotiations to agree a price that everybody is happy with.

6) Conveyancing

Once you have accepted an offer, the work is handed over to the solicitors. They will assess all of the legals and ensure everything is in order. We will liase with them once a week and keep you up to date too.

7) Completion & Keys

On completion day we will get the go ahead from the solicitors to release the keys to your buyer!

How Do I Know What My Property Is Worth?

Ask us! We will come and value your property free of charge to make sure that it is marketed at the right value.

Another Agent Said My Property is Worth More!

A growing trend is for agents to over value the property to secure the listing, the property then requires reducing a few weeks later as it has had little interest. At MyHaus we just don’t work this way! That said, if you have a specific price in mind we can always test the market for you.

How Long Will The Sale Take?

Selling a house is no simple matter, and the correct due diligence has to be done, this of course takes time making the average sale time is between 12-14 weeks. 

When Do I Have To Move Out?

The contract will specify the completion day, and usually the buyer will be asked to collect the keys to their new home from the estate agent. In most cases the seller is asked to vacate the property by 12pm.

Do I Need To Take Photos?

In a word… No! We will have professional photography taken and a bespoke floor plan made to give your property the best chance on the market!

When Do I Need A Solicitor?

Once your property has been marketed and you have negotiated an offer you are happy with it will be the right time to get in touch!

Should I Find A House To Buy Before My Valuation?

We would aways recommend marketing your property before searching for your new home. This is because selling a property is more complex than buying.
